The sleeping arrangements include an upstairs room with a double/full bed and a twin/single bed, an upstairs king room with a full ensuite bathroom, and a main-floor queen room. Two further main-floor sleeping areas are offered, one with a sofa bed. All of these sleeping spaces have air conditioning. Outdoor facilities include an uncovered deck/patio, lounge chairs, a table and chairs, a Weber gas grill, a wood-burning Solo Stove fire pit, beach supplies and five beach chairs. The home is close to town, on the border of Peconic Lake and historic Shinnecock Hills. Atlantic beaches are a few blocks away on foot; nearby beaches include Meschutt, Dune and Road D Beaches. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. If the owner agrees to reopen canceled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement booking is made, guests may retain their original stay if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
