All four bedrooms have water views and are on the first/main floor. The primary bedroom has one king bed, a closet and a full ensuite bathroom; the other three bedrooms each have one queen bed and a closet. There are two full bathrooms: one with a shower and the primary bathroom with a shower/tub combination. The large yard faces the bay and Dune Road, with space for outdoor dining. Outdoor facilities include an uncovered deck/patio, umbrella-equipped patio furniture, two lounge chairs, a gas grill, a wood-burning fire pit, a swing set, beach chairs, beach toys, a cooler and a paddle board. Bed linens, bath towels and pool/beach towels are provided. Heating and hot water are available. The property is bayfront and canal-front, with a bay beach and a private dock. Westhampton and Bridgehampton are a short drive away. Local parks, walking trails, shops and beaches are nearby. Outdoor furniture and equipment may be seasonal; inquire before booking outside Memorial Day to Labor Day. Spring cleaning and updates typically take place in late April or early May. Reservations require approval before confirmation. No guests beyond the maximum occupancy of 10 are permitted. Smoking is not allowed. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. One hypoallergenic, non-shedding dog weighing 30 lbs or less is permitted for an additional $1,000.00 per booking. Other dogs, dogs over 30 lbs, multiple dogs and other pets require express approval. An additional fee is also published as $1,000 per dog per booking. Utilities are included, but guests are responsible for excessive usage, defined as utility costs exceeding $135.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. One end-of-stay cleaning is included. A refundable cash security deposit of $2,000 is required. Payment and administration are governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Balance payments by credit card are capped at $3,500; amounts above $3,500 must be paid by check, ACH or wire. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement booking is collected. If no replacement reservation is made, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours. ## Property questions ## When is the pool typically available? Outdoor pools and attached hot tubs are typically available from Memorial Day to Labor Day.
