The open-plan living spaces have abundant natural light, a fully equipped wrap-around kitchen, a dining table seating eight, and a living room with a big-screen TV and direct deck access. A washer and dryer, central air conditioning, heating, linens and bath towels are provided. The upstairs primary bedroom has a king bed, ensuite bathroom, streaming TV, walk-in closet and balcony/deck. The second upstairs bedroom has a king bed and a bunk bed with a double lower bunk and twin upper bunk, an ensuite bathroom, streaming TV and standard closet. The main-floor bedroom has a queen bed, streaming TV and standard closet. All three bedrooms have air conditioning. The primary bathroom has a shower, tub and rain shower; the second upstairs bathroom and main-floor guest bathroom have shower/tub combinations. The lower-level guest bathroom has a shower. Outdoor facilities include a fenced private heated saltwater pool, uncovered deck/patio, lounge chairs, outdoor table and chairs with an umbrella, gas barbecue and a built-in playground on the lawn below. There is also a sauna and a gym/fitness room with weight-training equipment. The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, Nespresso coffee equipment, toaster, dishes and silverware. Wi-Fi and a laptop-friendly workspace are available. Spring cleaning and updates typically occur in late April or early May; inquire before booking outside Memorial Day to Labor Day about outdoor furniture and equipment availability. Reservations require approval before confirmation. Maximum occupancy is eight; no additional guests are permitted. Pets and smoking are prohibited. Events are prohibited. Event-related, commercial or other non-traditional uses, including rotating guest groups during one stay, require prior written host approval and may involve additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $120.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Unless otherwise stated, payments are non-refundable. Following cancellation, reopening dates for rebooking is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the new reservation is paid in full. If no new reservation is made, the original stay may still be used provided scheduled payments have been made and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.
