The kitchen has Bertazonni appliances, gas cooking and a large center island, alongside a formal dining room and rear patio. A private chef may be hired. Four bedrooms occupy the main level of the main house: two king rooms with full ensuite bathrooms, one double/full room and one twin room that also serves as an office. The primary bedroom opens directly to the backyard and has an ensuite bathroom with a deep soaking tub. The main house has three full bathrooms: one with a shower and tub and two with showers. The pool house has an additional sleeping area with a pull-out sofa, air conditioning, a large TV and skylights; its additional bathroom is undergoing renovation. Outdoor facilities include a bluestone patio, lounge chairs, patio dining furniture with an umbrella, a gas grill, a hot-and-cold outdoor shower and a paddle board. The landscaped backyard is fenced and bordered by hedges. Other facilities include heating, a gas fireplace, laundry appliances, linens and towels, a wine refrigerator, dishwasher, coffee equipment, cable and smart TV, and a Sonos speaker system. Menantic Creek provides access to Peconic Bay for kayaking and paddle boarding. The house is adjacent to four town boat, paddle-board and kayak launch sites, minutes from town, and near the Island Boat Yard and SALT waterfront Bar and Grill. After booking confirmation, the homeowner manages on-the-ground operations and guest communication. Maximum occupancy is six; no additional persons are permitted. Not suitable for unrelated guests. The primary renter must be at least 30 years old. Smoking is not allowed. Events are prohibited. Event-related reservations, commercial activities, rotating guest groups and other non-traditional uses require prior written approval and may involve additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If no replacement reservation is made, the original stay may still be used if payment obligations are met and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of accidental-damage protection, subject to the booking agreement.
