# Shelter Island Sanctuary Shelter Island Heights, NY, United States (general area) ## About the house This furnished home accommodates up to 10 guests across five bedrooms and four-and-a-half bathrooms. Its elevated backyard overlooks Shelter Island Sound and includes a private pool, expansive sundeck, lounge seating, a shaded deck, outdoor dining and a fully equipped outdoor kitchen with a grill. Inside, an open-concept layout has vaulted ceilings and walls of glass framing water views. The kitchen has premium appliances, a microwave and a central island. The dining area seats eight, and the living room has double-height ceilings and a fireplace. A gym has strength-training equipment; there is also a dedicated work-from-home space, Sonos system, smart TVs, Wi-Fi, central air conditioning, heating and a washer/dryer. Bed linens, bath towels, pool/beach towels, a hair dryer and an iron/ironing board are provided. There is no hot tub or crib. The main-floor bedroom has two double beds, an ensuite bathroom with a shower/tub combination and a balcony. The second-floor primary bedroom has a king bed, an ensuite with a separate shower and tub, and a balcony. The third-floor guest bedroom has a queen bed and a balcony; a powder room is on that floor. Maximum occupancy is 10. The primary renter must be at least 30 years old. Smoking is not allowed. One dog of 30 lbs or less is permitted; larger dogs, multiple dogs and other pets require express approval. Events are prohibited without express approval. Events, commercial activities, other non-traditional uses and rotating groups during one stay require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage costs. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If a guest cancels, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If not rebooked, guests may use the original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.
