House rules

The primary renter must be at least 30 years old. Maximum occupancy is four; additional guests beyond that limit are not permitted. Smoking is not allowed. One dog of 25 lbs or less is permitted; larger dogs, multiple dogs and other pets require express approval. Events are prohibited. Any proposed events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $60.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If the owner elects to reopen canceled dates and Marquis successfully rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the home to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

A walkway a couple hundred yards directly in front of the house provides access to a small harbor beach and the water for kayaking and stand-up paddling. The home is at the base of Three Mile Harbor, 5 minutes from Amagansett and East Hampton Village and 12 minutes from Sag Harbor. The home has two stories, with bedrooms on the main floor and lower level, and is not handicap accessible. Outside Memorial Day through Labor Day, inquire before booking whether outdoor furniture and equipment will be available; spring cleaning and updates typically take place in late April or early May.
