# Shellfish Serene East Hampton, NY, United States (general area) ## About the house The home has white oak floors, beamed ceilings with skylights, antique details and an expansive living area with floor-to-ceiling windows, a wood-burning stove and an original 1965 Mason Hamlin piano. An expandable Henning Kjaernulf dining table connects the living room, kitchen and outdoor area. A separate entertainment area has a flat-screen TV and media capabilities, and music and sound capabilities extend throughout the home. Estimated floor area is 1,729 square feet. The main-floor primary bedroom has a king bed, a full Jack-and-Jill ensuite bathroom, streaming TV, closet and balcony/deck. The lower-level second bedroom has a double/full bed and closet; the lower-level third bedroom has a crib and closet. The main-floor office converts into the fourth bedroom and includes an electric height-adjustable desk and closet. The kitchen includes a stove, oven, refrigerator, dishwasher, microwave, coffee equipment, blender, dishes, silverware and cookware. Bed linens, bath towels, pool/beach towels, a hair dryer, iron and ironing board, washer, dryer, heating and window-unit air conditioning are provided. The uncovered outdoor deck has dining and lounge furniture, a gas grill, and a private outdoor shower and changing area. Kayaks and stand-up paddleboards are provided. The Hampton Waters community has its own harbor beach and quiet streets for walking, biking and running. The home is at the base of Three Mile Harbor, 5 minutes from Amagansett and East Hampton Village and 12 minutes from Sag Harbor. The home has two stories, with bedrooms on the main floor and lower level, and is not handicap accessible. Outside Memorial Day through Labor Day, inquire before booking whether outdoor furniture and equipment will be available; spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 30 years old. Maximum occupancy is four; additional guests beyond that limit are not permitted. Smoking is not allowed. One dog of 25 lbs or less is permitted; larger dogs, multiple dogs and other pets require express approval. Events are prohibited. Any proposed events, commercial activities, other non-traditional uses or rotating groups require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $60.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If the owner elects to reopen canceled dates and Marquis successfully rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the original reservation total is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
