House rules

Maximum occupancy is four. The primary renter must be at least 30 years old. Pets and smoking are prohibited. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $85.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events, commercial activities, other non-traditional uses and rotating groups of guests require prior written host approval. Additional fees and/or an increased security deposit may apply. In lieu of a standard security deposit, the property has up to $25,000 in damage protection; coverage details are in the booking agreement. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments are fulfilled and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours.

Getting there

The home is just north of East Hampton Village, a five-minute drive into town. It is not suitable for multiple families or children, and no crib is provided. The property is not wheelchair accessible. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
