# Serene Greenport Beachouse Greenport, NY, United States (general area) ## About the house The house accommodates up to nine guests and has four bedrooms and 2.5 bathrooms. All four bedrooms are on the second floor and have air conditioning and standard closets. The primary bedroom has a king bed and an ensuite shower bathroom; another bedroom has a queen bed. Two bedrooms each have a bunk bed, with one twin-over-twin and one twin-over-double configuration. A basement playroom provides additional gathering space and a queen pull-out sofa. The second upstairs bathroom has a shower/tub combination, and a half bathroom is on the main floor. The open layout includes living and dining areas and a well-equipped kitchen with a microwave. Other facilities include Bluetooth speakers, heating, a wood stove, bed linens, bath towels, hot water, and a washer and dryer. Outdoor facilities include a private fenced pool, an enclosed outdoor shower, a patio, a barbecue grill, a firepit, two hammocks, and outdoor lounging and dining space. Events, commercial activities and other non-traditional uses, including rotating groups during a stay, require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis may work with the owner to reopen and rebook the original dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price and replacement payment is collected in full, a refund less a penalty of 20% of the total reservation amount is issued. If no replacement reservation is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire.
