The main level has a double-height foyer, hardwood floors, a formal sitting room with a fireplace and sliding-door access to the pool patio, a dining room seating eight, a media room and an office. The kitchen has a prep island, peninsula seating, granite countertops and stainless-steel appliances including a five-burner gas range; an adjacent informal dining area seats four. Heating, hot water, a microwave, television, washer and dryer are available, along with bed linens, bath towels, pool/beach towels and a hair dryer. All five bedrooms are on the second floor, each with air conditioning, a television and a full ensuite bathroom. Two bedrooms have king beds and three have queen beds. The primary suite has a fireplace and a bathroom with double sinks, a vanity, tiled shower and jetted soaking tub. A half bathroom is on the main floor; upstairs bathrooms include three shower/tub combinations, one separate shower and tub, and one shower. The brick-paver patio surrounds a private heated outdoor freshwater pool and has a gas grill, outdoor dining furniture, an umbrella and seven loungers. The pool and backyard are fenced. A communal tennis court and playground are available. Local beaches and Southampton Village are minutes away; Coopers Beach is a nearby beach. The homeowner manages on-site operations and guest communication after booking confirmation through the Elite program. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. Maximum occupancy is 10. The primary renter must be at least 30. Smoking is not allowed. Additional guests require express approval; a fee of $1,000.00 per person per night may be required. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancellation occurs, Marquis will use best efforts to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less 20% of the original total reservation amount is issued after full payment of the replacement reservation. If no replacement reservation is made, guests may use the original dates provided payments follow the agreed schedule and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
