An office area contains dressers, chairs and a desk. A usable fireplace, bed linens, bath towels, a hair dryer, washer and dryer are provided. Four bedrooms occupy three floors, with two bedrooms on their own floors. The third-floor primary bedroom has a king bed, an ensuite bathroom with a shower and tub, and a balcony/deck. The second-floor bedroom has a queen bed and an ensuite shower bathroom. One main-floor bedroom has a queen bed, an ensuite shower bathroom and a balcony/deck; the other has two twin beds and a Jack-and-Jill ensuite bathroom with a tub. An outdoor shower is also available. Outside are a private heated in-ground pool, a large deck with a gas grill, lounge chairs and patio furniture, and a private boat slip and dock. A bicycle and kayak/canoe are available. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, subject to a separate Security Deposit Agreement signed by owner and guest before check-in. Balance payments by credit card are capped at $3,500; payments over $3,500 must be by check, ACH or wire. Unless otherwise stated, payments are non-refundable. Marquis will use best efforts to work with the owner to reopen cancelled dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Outside Memorial Day to Labor Day, inquire before booking about pool and outdoor furniture/equipment availability. Spring cleaning and updates typically occur in late April or early May. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and arrange reasonable daytime hours.
