# Sandpiper Seclusion Bridgehampton, NY, United States (general area) ## About the house This 2,500-square-foot home has an upside-down layout, with the great room upstairs and a den downstairs. Trees and mature hedges surround the grounds. The upper-level great room has a vaulted, exposed-beam ceiling and sliding doors opening onto a balcony overlooking the front yard. A six-person dining table stands beside the great room. The lower-level den has a sectional couch, flat-screen television and an extra sink, and opens to the backyard deck. Outside are lawns, an uncovered deck and patio, a gas grill, an eight-person outdoor dining table, patio furniture with an umbrella, four lounge chairs and four beach chairs. A hot-and-cold outdoor shower is available. The private outdoor freshwater gunite pool is heated, fenced and described as 20 by 40. The backyard itself is not fenced. Bed linens, bath towels, pool/beach towels, heating, hot water, a private entrance, smoke and carbon monoxide detectors, and a fire extinguisher are provided. Bedroom 1 is upstairs with a king bed, air conditioning, a full ensuite bathroom with shower, television and closet. Bedrooms 2 and 3 are upstairs, each with two twin/single beds, air conditioning and a closet. Bedroom 4 is on the first/main floor with a queen bed, air conditioning and closet. Bedroom 5 is on the first/main floor with two twin/single beds and a closet. The other two full bathrooms have shower/tub combinations, one upstairs and one on the first/main floor. The home is a block from the beach and close to Sagg Pond and Atlantic Ocean beaches. Sagg Pond offers opportunities to launch kayaks and paddleboards. Bridgehampton golf courses and restaurants are minutes away, and the Hampton Classic Horse Show is nearby. The homeowner handles on-the-ground operations and guest communication after booking confirmation. Bedrooms and bathrooms are distributed across two floors. Maximum occupancy is 10; no additional guests are permitted. The primary renter must be at least 30. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, rotating groups or other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive utility usage, defined as costs over $150.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day through Labor Day, inquire before booking about pool, outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. Payments are non-refundable unless otherwise stated. At the owner's discretion, Marquis may reopen canceled dates and attempt to rebook them. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, the original stay may still be used when scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement's coverage terms.
