Bed linens, bath towels, pool/beach towels and bath essentials are provided. The upstairs bedrooms contain one king bed and three queen beds; each has air conditioning and a full ensuite bathroom. The main-floor bedroom has a queen bed and air conditioning. TVs are in bedrooms 1, 2 and 4. Six full bathrooms include four upstairs and two on the main floor. Outdoor facilities include a large deck with pergola and seating, gas grill, private tennis court, three adult bicycles, five beach chairs, a beach umbrella and kayak/canoe equipment. The primary renter must be at least 25 years old. Maximum occupancy is 10; no additional persons are permitted. Smoking is not allowed. Events are prohibited. Events, commercial activities and other non-traditional uses, including rotating guest groups during a stay, require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are generally non-refundable. If the owner agrees to reopen canceled dates and Marquis successfully rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, the original stay may still be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival.
