The main house has four bedrooms; the detached pool/guest house has two bedrooms, one bathroom, its own kitchen and living spaces. Upstairs in the main house are the primary suite with an ensuite bathroom and two guest bedrooms sharing another bathroom. The main-floor guest bedroom opens onto the patio and has an adjacent bathroom; a separate half bathroom is also on the main floor. The great room and family room have vaulted ceilings, hand-hewn beams, stone fireplaces and sofas. French doors connect the dining room, kitchen and living areas to the patio. The formal dining area seats eight, and the equipped eat-in kitchen has seating for four, an island and ample counter space. Kitchen equipment includes a refrigerator, stove, oven, wine fridge, dishwasher, microwave, toaster, cookware and dishes. Outdoor facilities include a private heated gunite pool with lounge chairs, a sunken Har-Tru tennis court and tennis equipment, a swing set, bicycles, a gas grill, an uncovered patio, pergola-shaded dining areas and a hot-and-cold outdoor shower. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 30 years old. Smoking is not allowed. Reservations require approval before confirmation. Pets require the owner's approval in advance; additional fees and/or a security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $130.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Events of any size, commercial activities and other non-traditional uses, including rotating guest groups during one stay, require prior written host approval. Additional fees and/or an increased security deposit may apply. Unless otherwise stated, payments are non-refundable. If the owner elects to reopen cancelled dates and Marquis successfully rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued once the replacement reservation is fully paid. If no replacement reservation is made, guests may use their original dates provided scheduled payments are complete and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement's coverage details. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime appointments.
