House rules

Maximum occupancy is 12; no additional persons are permitted. The primary renter must be at least 25 years old. Pets and smoking are prohibited. Events are prohibited. Any proposed events, commercial activities, other non-traditional uses or rotating groups during the same stay require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $200.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $20,000 is required, governed by a separate Security Deposit Agreement signed by the owner and guest before check-in. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, the original dates may still be used provided the payment schedule has been met and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. Outside Memorial Day to Labor Day, inquire before booking about pool/hot-tub availability and outdoor furniture and equipment. Spring cleaning and updates typically occur in late April or early May. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime visits.

Getting there

Nearby beaches are 1 mile away. The property has direct access to Sagg Pond and private dock access. The home is not handicap accessible; an elevator connects the main floor and second floor. The property is not suitable for unrelated guests.
