The landscaped grounds provide direct access to Sagg Pond, 300 feet of waterfront, a private dock, a covered stone porch, a Gunite pool, a hot tub and a Lynx barbecue. Kayaks and bikes are available. Ocean beaches are nearby, with Wolffer Vineyards and Bridgehampton restaurants and shops also close by. Inside, the home has coffered ceilings, crown moldings, large windows overlooking the pond and three fireplaces. The eat-in kitchen has marble countertops, appliances, a microwave and a window-lined breakfast area. A library, exercise area and family room with a pull-down projection screen and blackout shades provide additional indoor spaces. Heating, hot water, Wi-Fi, a washer and dryer, bed linens, bath towels and pool/beach towels are provided. One primary suite is on the main floor, with a walk-in closet and a bathroom featuring an air-jet tub, double vanity, frameless glass shower and separate toilet. Any proposed events, commercial activities, other non-traditional uses or rotating groups during the same stay require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $200.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $20,000 is required, governed by a separate Security Deposit Agreement signed by the owner and guest before check-in. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, the original dates may still be used provided the payment schedule has been met and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire.
