A Sonos sound system serves the living space. The equipped kitchen has stainless-steel appliances, cooking essentials, a large breakfast bar or island, and a separate dining area. Additional equipment includes a dishwasher, wine fridge, ice maker, washer and dryer. All four bedrooms are on the first/main floor and have air conditioning and closets. Bedroom 1 has a king bed, TV, full ensuite bathroom and balcony/deck; Bedroom 2 has a queen bed, TV and full ensuite bathroom; Bedroom 3 has a queen bed and TV; Bedroom 4 has two twin beds. There are four full bathrooms, including one in the pool house; three have showers and one has a shower/tub combination. Outdoor facilities include a private pool, an uncovered deck/patio, an expansive lawn, lounge furniture, a gas grill and a wood-burning fire pit. The yard is fenced. A sauna, stationary bike, laptop-friendly workspace and electric vehicle charger are also available. Bed linens, bath towels and pool/beach towels are provided. The home is near Sag Harbor Bay, with Sag Harbor village a seven-minute bike ride away. Nearby beaches include Haven’s, Foster Memorial and Town Line. The primary renter must be at least 25. Maximum occupancy is eight; no additional persons are permitted. Pets and smoking are prohibited. Reservations require approval before confirmation. Commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. For stays longer than seven nights, weekly cleaning is mandatory at the guest’s expense; one end-of-stay cleaning is included. Utilities are included except pool heating; guests are responsible for excessive utility usage, defined as costs over $50.00 per reservation night. The owner may arrange property showings with advance notice, making efforts to schedule them during reasonable daytime hours. In lieu of a security deposit, damage protection of up to $25,000 applies, subject to the booking agreement. Balance payments by credit card are capped at $3,500; larger payments must use check, ACH or wire. Payments are generally non-refundable. If cancellation dates are reopened at the owner’s discretion and rebooked at the same or a higher price, a refund less 20% of the total reservation amount is issued after full collection of the replacement booking. If no replacement reservation is made, the original dates may still be used provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. ## Property questions ## Are utilities included?
