The second-floor primary bedroom has a king bed, streaming TV, walk-in closet and ensuite with a freestanding tub and walk-in shower. Bedroom 3 has a queen bed, ensuite, streaming TV and walk-in closet. Bedroom 2 is on the main floor with a queen bed and balcony/deck; upstairs, Bedroom 4 has a queen bed and Bedroom 5 has a king bed. There are four full bathrooms in the main house and a half bathroom in the pool house. An open-concept great room has vaulted ceilings, large windows and a fireplace. The kitchen includes a large island, premium appliances and generous counter space. The dining room seats eight and opens onto the deck. A TV den off the kitchen has deck access, a separate family room has a sectional, TV and glass sliders, and the finished lower level provides another seating area with a sectional and TV. Outdoors, the private heated pool is complemented by a pool house with outdoor seating and a fireplace, a cabana bathroom, an outdoor shower and a spacious deck with multiple lounging areas. An outdoor grill, patio, heating, Wi-Fi, washer and dryer are available. Bed linens, bath towels, pool/beach towels and a hair dryer are provided. Sag Harbor restaurants, boutiques and waterfront marinas are minutes away. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment; spring cleaning and updates typically occur in late April or early May. Reservations require approval before confirmation. Maximum occupancy is 10; additional guests require express approval. Smoking is not allowed. Events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $5,000 is required, with payment and administration governed by a separate agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the original dates; reopening is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after full payment for the new reservation. If no new reservation is made, guests may use their original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.
