The primary renter must be at least 21 years old. Smoking is not allowed. One hypoallergenic/non-shedding dog is permitted; other dogs, multiple dogs and other pets require express approval. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive utility usage. Events of any size, commercial activities and other non-traditional uses, including rotating guest groups during a stay, require prior written host approval. Additional fees and/or an increased security deposit may apply. A refundable cash security deposit of $10,000 is required, administered under a separate owner–guest Security Deposit Agreement signed by both parties before check-in. If no replacement reservation is made, guests may use the original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire.
