An open layout connects the living room, dining room and equipped kitchen. The main living room has a gas fireplace and TV; the finished lower level adds a media area, another gas fireplace, a work-from-home area and a stationary bike. All three bedrooms are on the second floor and have air conditioning and closets. The primary bedroom has a king bed and an ensuite bathroom, the second bedroom has a queen bed, and the third has two twin beds. There are two full bathrooms upstairs, one with a shower and tub and the other with a shower, plus a half bathroom on the main floor and another half bathroom in the pool house. Outside are a private heated pool, an uncovered patio with outdoor dining and seating, lounge chairs, an umbrella, gas and charcoal grills, a wood-burning fire pit, a paddle board and a hot-and-cold outdoor shower. The pool house provides additional space. Free parking is available. The kitchen includes a stove, oven, refrigerator, ice maker, dishwasher, microwave, Nespresso coffee maker, toaster, cookware and tableware. The property is not handicap accessible and is not suitable for multiple families, unrelated guests or children aged four and under. The primary renter must be at least 35 years old. Outside Memorial Day to Labor Day, inquire before booking about the availability of outdoor furniture and equipment; spring cleaning and updates typically occur in late April or early May. Maximum occupancy is six. Additional guests require express approval. Smoking is not allowed. Events are prohibited; any proposed event, commercial activity, rotating guest group or other non-traditional use requires prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur fees and/or a security deposit. Utilities are included, but guests are responsible for excessive use, defined as utility costs over $65.00 per night of the reservation. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of $5,000 is required, governed by a separate agreement signed by owner and guest before check-in. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. If a canceled stay is reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If it is not rebooked, guests may use their original dates provided scheduled payments are complete and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.
