There are two living areas, a separate formal dining area, a media room and a game area. The equipped kitchen includes premium appliances, wine storage, gas cooking, a large island and a bar top. The family room has a sofa and large TV. The four bedrooms contain three queen beds and one king bed, with air conditioning in each bedroom. The primary suite has a marble soaking tub and walk-in shower. Bed linens, bath towels, a hair dryer, an iron and ironing board, a washer and dryer, heating and hot water are provided. Outside are landscaped grounds, an expansive patio, an outdoor grill and a garage converted into a cabana. The private gunite pool is heated and fenced. Bicycles, kayaks and paddle boards are available for guest use. Water is 100 paces from the front door, and the villages of Sag Harbor and Bridgehampton are minutes away. The homeowner manages on-the-ground operations and guest communication after booking through the Elite program. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. Maximum occupancy is eight; additional guests are not permitted. Smoking is not allowed. Events are prohibited. Commercial activities, rotating guest groups and other non-traditional uses require prior written approval; additional fees and/or an increased security deposit may apply. Pets require prior owner approval and may incur additional fees and/or a security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued once the new reservation is paid in full. If no new reservation is made, guests may use their original dates provided scheduled payments are complete and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of accidental damage protection, subject to the booking agreement's coverage terms.
