All three bedrooms are on the main level. Two have direct backyard access. Two bedrooms each have a queen bed, and the third has two bunk beds. There are two full bathrooms with showers. The landscaped backyard includes an uncovered deck, lounge chairs, outdoor dining furniture, a gas grill and an outdoor private heated pool. The yard is fenced. Bed linens, bath towels, pool/beach towels, a hair dryer, ironing equipment, washer, dryer, central air conditioning and heating are provided. Wi-Fi and a laptop-friendly workspace are available. The primary renter must be at least 30 years old. Maximum occupancy is six; additional persons beyond this limit are not permitted. Smoking is not allowed. Events are prohibited. Special uses, including events, commercial activities and rotating guest groups, require prior written host approval and may incur additional fees or an increased security deposit. Pets require owner approval and may incur fees and/or a security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $120.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If not rebooked, guests may retain their original stay if payments are current and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, damage protection covers up to $25,000, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime appointments.
