House rules

The primary renter must be at least 30 years old. Pets and smoking are prohibited. Maximum occupancy is eight. Additional guests require express approval; a fee of $100.00 per person per night may be required. Events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $65.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancelled dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, the original dates may still be used if scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime showings.
