The property has 13 air-conditioned double bedrooms. It includes terracotta floors, wooden beams, exposed stone walls, a professional kitchen, shared and independent living areas, lawns, olive groves, outdoor dining areas, a furnished portico, a pergola, a built-in barbecue and a wood-burning oven. A housekeeper lives in an apartment with independent access on the ground floor of an annex. The park and pool are for the exclusive use of guests.

The pool is about 10 metres from the house, reached from the portico by four steps. It measures 19 by 9 metres, has a depth of 1.5 to 3 metres, a diving board, submerged steps, sunbeds, gazebos, a cold-water shower and a bar area with fridge. It is open from the last Saturday in April to the first Saturday in October.

The property is 7 km from Todi. Access includes 330 metres of unpaved road that is not suitable for low or sports cars. The pool is about 10 metres from the house and requires four steps from the portico. The parking area has eight covered and five uncovered spaces.

This is a private structure available for lease only. Parties, events and visitors exceeding the maximum guest limit are strictly forbidden without prior written authorisation and agreed terms. Unauthorised chefs and suppliers are not permitted. The property is not fenced. Pets are accepted, with mandatory extra cleaning. Minimum stays are four nights for the published 2026–2028 periods.
