# Red House on the Vines Riverhead, NY, United States (general area) ## About the house The home has an open layout, multiple sitting areas, a living room, dining room and an equipped island kitchen. Central air conditioning, heating, Wi-Fi, a laptop-friendly workspace, washer and dryer are available. The kitchen includes a stove, oven, refrigerator, ice maker, dishwasher, microwave, toaster, cookware, dishes and silverware. A gas-burning fireplace, linens, bath towels, hair dryer and iron/ironing board are provided. All three bedrooms are on the first/main floor of the main house. The primary bedroom has a king bed, air conditioning, a closet, an ensuite bathroom and direct access to the back patio. The second bedroom has a queen bed, air conditioning and a closet; the third has two queen beds, air conditioning and a closet. There are three full bathrooms: two with showers and one with a shower/tub combination. Outside are an expansive lawn, fenced backyard, uncovered patio with a dining table, chairs and umbrella, gas grill, wood-burning fire pit and freestanding hot tub. The hot tub is available year-round and is four feet from the main entrance. Free on-site parking and an electric vehicle charger are available. The home is approximately 2,150 square feet and is 200 feet from RG|NY's tasting room, with access to wine tastings and vineyard tours. Hallock State Park Preserve is 0.5 miles away, Iron Pier Beach is 4 miles away and South Jamesport Beach is 5 miles away. Jamesport Farm Brewery is a short drive away. The hot tub is available year-round and is located four feet from the main entrance. ## Is the backyard fenced? Yes, the backyard is fenced. ## What is the cancellation policy? Unless otherwise stated, payments are non-refundable. After cancellation, Marquis will use best efforts to work with the owner to reopen the original dates, at the owner's discretion. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If the dates are not rebooked, guests may use the original reservation provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. ## What damage protection applies? In lieu of a security deposit, the property has up to $25,000 of damage protection. Coverage details are provided in the booking agreement. Approved special uses may require an increased security deposit. ## How can balance payments be made? Credit-card balance payments are capped at $3,500. Payments over $3,500 must be made by check, ACH or wire.
