# Quogue Shore Estate Quogue, NY, United States (general area) ## About the house Quogue Shore Estate occupies a private block directly on the ocean, with open-plan living and dining spaces, natural light and ocean views. The equipped kitchen includes appliances, generous counter space and a coffee maker. Central air conditioning, heating, a fireplace, high-speed Wi-Fi, a washer and dryer, linens and towels are provided. Outdoor facilities include a private heated pool overlooking the water, a hot tub, a private tennis court, an outdoor shower, a gas grill, a patio and lounging and dining areas. A stationary bike, sauna and Sonos speakers provide additional recreation and relaxation options. Five bedrooms are in the main house and one is on the second floor of the guest house. The main-house ground-floor bedroom has a queen bed; the other five bedrooms each have a king bed. All six bedrooms have air conditioning, full ensuite bathrooms and streaming TVs. The primary bedroom also has a walk-in closet and balcony/deck. An additional ground-floor sleeping space in the main house has a sofa bed, air conditioning, an ensuite bathroom, a TV and a closet. The home is family-friendly, but no crib is provided, and it is not wheelchair accessible. Outdoor pool and hot-tub use is typically seasonal. The homeowner handles on-the-ground operations and guest communication after booking confirmation. The primary renter must be at least 21. Smoking is not allowed. Additional guests and events require express approval. Events, commercial activities and other non-traditional uses, including rotating groups during the same stay, require prior written host approval and may incur additional fees or an increased security deposit. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utility fees are included in the rental amount, but guests are responsible for excessive utility usage. A refundable cash security deposit of 10% is required, governed by a separate agreement signed by owner and guest before check-in. Payments are non-refundable unless otherwise stated. After cancellation, Marquis will make best efforts to work with the owner to reopen and rebook the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates if payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule showings during reasonable daytime hours.
