## About the house

The home accommodates up to eight guests and has four bedrooms and four full bathrooms plus a kitchen half bathroom. An open-plan living room connects to the dining area and equipped kitchen. The finished lower level has a lounge area and workout equipment. Heating, a fireplace, a microwave, linens, bath towels, pool/beach towels, an iron and ironing board, washer and dryer are provided.

Outside, an expansive deck has a dining table, with additional seating areas around the grounds, pool loungers and a yard for games. A private Har-Tru tennis court and hot tub complement the private heated pool. Outdoor facilities are subject to seasonal availability.

Three bedrooms are on the main floor: one with two twin beds, one with a queen bed, and a primary bedroom with a king bed, walk-in closet and full ensuite bathroom. The upstairs primary bedroom has a king bed, standard closet and full ensuite bathroom. All four bedrooms have air conditioning. The main-floor hallway, primary and den bathrooms have shower/tub combinations; the upstairs primary bathroom has a shower and tub.

The home is close to Quogue's town center, restaurants and shops, with art galleries and golf courses nearby. The homeowner manages on-the-ground operations and guest communication after booking confirmation.

Private heated outdoor pool with loungers. Outdoor pools and attached hot tubs are typically available from Memorial Day to Labor Day. For stays outside that period, inquire about pool/hot tub availability before booking.

Not suitable for unrelated guests. The primary renter must be at least 30 years old. Three bedrooms are on the main floor and one is on the second floor. For stays outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.

Reservations require approval before confirmation. Maximum occupancy is eight; no additional persons are permitted. Pets, smoking and events are prohibited. Reservations involving events, commercial activities or other non-traditional uses, including rotating groups during the same stay, require prior written host approval and may incur additional fees and/or an increased security deposit.

Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense.

Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments follow the booking schedule and Marquis receives written notification at least 72 hours before arrival.

Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement.

The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.
