Five guest bedrooms each have a queen bed, air conditioning and a standard closet. The primary bedroom has a king bed, air conditioning, an ensuite shower bathroom, a closet and a balcony/deck. All bedrooms are on the main floor; one bathroom is on the second floor. The interior features double-height ceilings and floor-to-ceiling windows. Outdoor facilities include a heated private pool, hot tub, paved sundeck with chaise loungers, lawn, private dock and a private tennis court that doubles as a basketball court. A screened-in waterfront deck has a shaded dining table and seating, with another shaded dining area overlooking the pool. A second-level balcony provides furnished outdoor seating and water views. There is also a gas grill, outdoor shower, children's playground and parking. The home includes a kitchen, microwave, Wi-Fi, washer and dryer, heating, fireplace, television and fitness equipment. Spring cleaning and updates typically take place in late April or early May. The primary renter must be at least 21. Maximum occupancy is 12; additional guests are not permitted. Pets, smoking and events are prohibited. Reservations involving events, commercial activities, rotating guest groups or other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 20% is required, governed by a separate agreement signed by the owner and guest before check-in. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If no replacement reservation is made, the original dates may still be used provided scheduled payments are made and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire.
