The light-filled great room has high ceilings, large windows, barn doors opening outside, a wood-burning fireplace, a television and a bar area. There is a library, an office area, a dining area and a kitchen with an island and breakfast area. Kitchen equipment includes a stove, oven, dishwasher, microwave, wine fridge, ice maker, Keurig coffee maker, toaster, blender, cookware and tableware. The main house has five air-conditioned bedrooms: four with one queen bed each and one with two twin beds. The primary bedroom and Bedroom 2 have ensuite bathrooms. Bedroom 2 also has a balcony/deck; Bedrooms 2, 3 and 5 have televisions. There are three full bathrooms: the upstairs primary bathroom has a shower and tub, and the other two have showers, one on each floor. Landscaped grounds include a fenced backyard, a fenced private outdoor freshwater pool, a deck/patio, five lounge chairs, a patio table with chairs and an umbrella, a gas grill, a cooler and an outdoor shower with hot and cold water. Bed linens, bath towels, pool/beach towels, a hair dryer, an iron and ironing board, heating, a washer and dryer are provided. The property lies between Sag Harbor and Bridgehampton via back roads and is adjacent to a nature preserve. The home is not handicap accessible and is not suitable for unrelated guests. Summer rentals require a minimum of thirty days. The primary renter must be at least 30 years old. No persons beyond the maximum occupancy of 10 are permitted. Pets and smoking are prohibited. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval, and additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool and outdoor furniture/equipment availability. Spring cleaning and updates typically take place in late April or early May. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If the dates are not rebooked, the original guest may use them provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement.
