House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight. Pets and smoking are prohibited. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $120.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, reopening dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total original reservation amount is issued after full payment for the new reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

All bedrooms are on the second floor. The property is not handicap accessible. Two-Mile Hollow and Indian Wells beaches are ten minutes away; Sag Harbor is fifteen minutes away. Confirm outdoor furniture and equipment availability before booking outside Memorial Day to Labor Day; spring cleaning and updates typically take place in late April or early May.
