An open layout connects the living room, dining room and kitchen. The living room has a usable wood-burning fireplace and direct access to the back patio. The kitchen includes a refrigerator, oven, stove, dishwasher, microwave, coffee pot, toaster, blender, cookware, dishes and silverware. A dedicated work-from-home area, Wi-Fi, central air conditioning, heating, washer and dryer are available. All four bedrooms are on the second floor and have air conditioning, linens and standard closets. Bedroom 1 has a king bed, an ensuite bathroom and streaming TV; Bedrooms 2 and 3 each have a queen bed; Bedroom 4 has a double/full bed. The main-floor bathroom has a shower. Upstairs, one bathroom has a shower/tub combination and the ensuite bathroom has a shower and tub. The uncovered patio has a large outdoor dining table, gas barbecue and multiple sitting areas with seating for 13. The private outdoor pool has four lounge chairs nearby, and the yard is fenced. Free parking and a private entrance are available. Bath towels, pool/beach towels, a hair dryer, hot water, smoke and carbon monoxide detectors are provided. The home is family-friendly; no crib is provided. There is no hot tub. East Hampton and Amagansett are minutes away, Sag Harbor is fifteen minutes away, and Two-Mile Hollow and Indian Wells beaches are ten minutes away. The primary renter must be at least 30 years old. Maximum occupancy is eight. Pets and smoking are prohibited. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $120.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are available at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, reopening dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total original reservation amount is issued after full payment for the new reservation is collected. If no replacement reservation is made, guests may use their original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
