# Quaint on Cozy Lane Shelter Island, NY, United States (general area) ## About the house The home accommodates up to six guests in three main-floor bedrooms, with two full bathrooms. The primary bedroom has an ensuite shower bathroom; the second bathroom has a shower/tub combination. Bedroom 2 has a queen bed and Bedroom 3 has two twin beds. All three bedrooms have air conditioning and closets. The estimated floor area is 1,400 square feet. The living area has hardwood floors and a usable wood-burning fireplace. The equipped kitchen has a large center island, refrigerator, stove, oven, dishwasher, microwave, coffee pot, toaster, blender, cookware and dishes. A screened-in porch opens off the kitchen. A separate detached office provides a laptop-friendly workspace and Wi-Fi. Heating, a washer and dryer, linens, bath and pool/beach towels, a hair dryer and ironing equipment are provided. The fenced backyard includes a stone patio, lawn, outdoor dining furniture, four lounge chairs, umbrellas, an outdoor shower, gas and charcoal grills, and a wood-burning fire pit. The private outdoor freshwater pool is heated. Four beach chairs, a beach umbrella, a cooler, three adult bicycles and two private kayaks at Town Landing are available. A stereo speaker system, private entrance, smoke and carbon monoxide detectors, and a travel crib are also included. Shell Beach is a 15-minute walk away. The homeowner handles on-the-ground operations and guest communication after booking confirmation through the Elite program. The primary renter must be at least 30 years old. No additional people beyond the maximum occupancy of six are permitted. Smoking is not allowed. Events are prohibited. Commercial activities, non-traditional uses and rotating groups require prior written host approval; additional fees or an increased security deposit may apply. Reservations require approval before confirmation. One dog of 50 lbs or less is permitted for $200.00 per booking. Larger dogs, multiple dogs and all other pets require express approval. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $55.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen and rebook the original dates, at the owner's discretion. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If not rebooked, guests may use their original dates provided scheduled payments are made and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, damage protection covers up to $25,000, subject to the booking agreement.
