House rules

The primary renter must be at least 27 years old. Smoking is not allowed. Maximum occupancy is six; additional guests require express approval. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. One light cleaning per every eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened with the owner's agreement and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and written notice is given at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.

Getting there

The home is not handicap accessible. Ponquogue Beach, Meschutt Beach and Tiana Town Beach are nearby. Outside Memorial Day through Labor Day, confirm outdoor furniture and equipment availability before booking; seasonal cleaning and updates typically occur in late April or early May.
