The property includes a main house, an annex divided into two apartments, and a further former-barn annex with a kitchen and bathroom. The buildings occupy approximately 600 square metres and are set on approximately 5,000 square metres of hilly grounds with gardens, olive trees, fruit trees and lawns. The property has outdoor dining areas, a wood-fired oven, a swimming pool and separate outdoor lounge or dining areas for each apartment. A portion of the annex, with a separate entrance, is occasionally occupied by the owners; they do not interfere with use of the garden and swimming pool.

It is open from the last Saturday in April to the first Saturday in October.

The property is about 700 metres from San Giovanni d’Asso. Access includes 350 metres of unpaved road. The private parking area is outside the entrance gate and accommodates up to six vehicles. The property is in hilly terrain. Pienza is 19 km away, Montalcino 20 km, Bagno Vignoni 23 km and Siena 42 km.

The property is for lease only. Parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorisation and agreed terms. Unauthorised chefs and suppliers are not permitted; villa services must be provided by official Emma Villas chefs and suppliers. A portion of the annex may occasionally be occupied by the owners through a separate entrance.
