The property consists of two independent buildings 60 metres apart: a farmhouse and an annex. It is surrounded by wooded areas and gardens on 1.7 hectares. The ground-floor rooms have direct access to the garden, and furnished terraces overlook the surrounding countryside.

The outdoor pool is 30 metres from both buildings, reached by a gravel path. It measures 16 by 8 metres, has a depth of 1.50 to 2.50 metres, chlorine purification and internal lighting, and is open from the last Saturday in April to the first Saturday in October from 08:00 to 19:00. A heated outdoor hot tub for five people is available year-round on request at an extra cost.

The property is reached by a 3-kilometre paved narrow road through the woods followed by 1 kilometre of unpaved road. The access is not suitable for low or sports cars. Belforte is 8 km away, Radicondoli is 12 km away, and the nearest listed beaches are Follonica at 62 km and Punta Ala at 84 km.

The property is not fenced. Parties, events and visitors exceeding the maximum guest limit are forbidden without prior written authorization and agreed terms. Unauthorized chefs and suppliers are not permitted. The swimming pool is open seasonally from the last Saturday in April to the first Saturday in October, with access from 08:00 to 19:00.
