# Pinot Grigio 2BR Villa within Cypress Lakes Resort Pokolbin, New South Wales, Australia (general area) ## About the house The upper-level villa overlooks the golf resort complex and has ramp access, a sunny living area, air-conditioning and a large private entertaining balcony with mountain and/or resort views. It accommodates up to four guests and has two bathrooms. Bedroom 1 has a king bed; Bedroom 2 has a king bed or two single beds on request. The fully equipped kitchen includes an oven, cooktops, microwave, sink and refrigerator, with a dishwasher, coffee maker, kettle, toaster, dishes and silverware also provided. Other facilities include a dining table, TV with cable, heating, a bathtub, hair dryer, iron, private entrance, garden or backyard and free parking on the premises and street; a garage is also listed. Smoke detectors and a fire extinguisher are provided. Guests have access to the public bar and restaurant and the shared outdoor Owners/Hillside Pool during its swimming season. Access does not include the Oaks-managed resort/lagoon pool, gym or tennis courts. Golf rounds and tennis court hire can be arranged separately through the Pro Shop. Nearby attractions include Pokolbin wineries, restaurants, a Health Retreat & Spa and local golf courses, including The Vintage. One set of bed linen and one bath towel per person are supplied, along with extra pillows and blankets. Bring pool, lake or beach towels and any additional towels needed. Each shower has a bottle of combined shampoo, conditioner and body wash; guests may bring preferred toiletries. Complimentary Wi-Fi is provided, but connection speed and reliability are not guaranteed and interruptions are not compensated. Children aged 2–12 and infants under two are welcome. Complimentary Wi-Fi is provided by an external third party; speed and reliability are not guaranteed. The villa is on the upper level of the building with ramp access and a single-level interior. It is in a residential area. Resort facility access is limited to the public bar and restaurant and the seasonal Owners/Hillside Pool; Oaks-managed resort pool, gym and tennis-court access is excluded. Golf rounds and tennis court hire may be arranged separately through the Pro Shop. No parties or excessive noise. Breaches may jeopardize the security bond and lead to eviction or additional charges. The booked guest count is the maximum number of people permitted at the property at any time, including visitors; additional visitors require written approval from Weekenda. Reductions in guest numbers are non-refundable. A noise monitor is installed; fines apply for disconnecting, removing or damaging it. Communal commercial areas have external cameras managed by Oaks; there are currently no external cameras at the private villa, although the owner reserves the right to install them in accordance with local regulations. All guests must complete electronic registration and identity verification before arrival. Bookings made within five days of arrival are subject to additional payment-card and identity verification; mismatches result in cancellation and refund to the original card. Travel insurance is recommended; concert cancellations, illness and other emergencies do not override the standard cancellation terms.
