## About the house

Pine Haven Retreat accommodates up to eight guests with three bedrooms, five beds and three bathrooms. Set among pines in the Lake Tahoe landscape, the two-level home has mountain and forest views.

Inside are a fireplace, a fully equipped kitchen and a crib. A private hot tub provides outdoor relaxation, with nearby ski slopes and winter trails offering recreation. One dog is welcome subject to reservation authorization, and free parking is available for up to three vehicles. Winter travel may require four-wheel drive or traction equipment.

Parking: Yes · Free parking for up to three vehicles, only in designated parking areas. Issued parking placards must be displayed on the driver's-side dashboard. Failure to park correctly or display placards may result in a $500 citation and fine.

Pets allowed: Yes · One dog is welcome and must be authorized in the reservation. Other animals require specific Vacasa approval. Bona fide service animals are permitted as required by law; emotional support animals require authorization as pets. Pet-policy violations may incur charges up to $1,000.

The home has two levels. Four-wheel drive or traction equipment may be required in winter. Parking is limited to three vehicles in designated areas.

Maximum occupancy is eight guests; occupancy must also not exceed the reservation's guest count. Gatherings or events exceeding eight people are prohibited. Property-specific quiet hours are 9 p.m.–8 a.m.

The responsible renter must be at least 25, unless unit-specific terms or law set a different minimum, provide proof of age on request and remain at the property throughout the stay. Guests below the applicable minimum age must be accompanied by a parent or legal guardian. Stays are temporary only; permanent residence is prohibited. Adults must supervise minors.

Smoking of any kind is prohibited throughout the property, including outdoor areas. Parties, events, commercial photography or filming, tents and other structures require Avari's written permission; additional fees may apply. Charcoal grills and illegal activity are prohibited. Lock doors and windows when away.

Subject to booking-channel terms, guests may be charged for damage or loss, up to $1,000 for pet-policy violations, and up to $500 for additional cleaning caused by violations or excessive mess, or actual cost if greater. Applicable agency or HOA fines and related damages may also be charged. Late departure may incur a fee up to one night's rental. Violations may result in removal without a refund.

Early check-in and late check-out may be available for an additional charge. The cancellation policy presented by the booking channel at booking applies. Unit-specific terms override general rental terms; booking-channel terms control in case of conflict. Report maintenance, housekeeping or safety issues promptly and allow reasonable time for resolution. Management may enter with reasonable notice, or immediately in an emergency.
