The three bedrooms contain five beds. The Horizon Suite has a king bed, a sofa bed and an en-suite bathroom; the Two Palms Room has two small double beds; and the Ceiba Room has a king bed. There are 3.5 bathrooms in total, with the third full bathroom on the rooftop level beside the pool. A 24/7 SEVA concierge is included. The penthouse is professionally cleaned and prepared before arrival, with mid-stay housekeeping available on request. Private chefs, in-villa spa treatments, airport transfers, yacht days and cenote trips can be arranged through the concierge. The exact address is shared at booking. Maximum nine overnight guests, registered by name. No unregistered visitors after 22:00. Quiet hours are 22:00–08:00. No indoor smoking; smoking remediation may be deducted from the deposit. Events and parties require prior written approval and an event fee. Pets require prior written approval. Adults must supervise children at all times around pools and terraces. Rule violations may result in termination of the stay without refund. Minimum stay is 1–5 nights depending on dates. A refundable USD $500 security deposit is held on the card approximately 48 hours before check-in and released within seven days after checkout, less deductions for damage, missing items, extra cleaning, smoking remediation or rule violations. Guests remain responsible for damage exceeding the deposit. A reservation exists only after SEVA confirms it in writing, normally within hours and always within 48 hours. The card is authorized at booking and charged only after written confirmation; if the reservation cannot be confirmed, the hold is released in full. The SEVA service fee is $0. Cancellation is free within 48 hours of booking when check-in is at least 30 days away. Thereafter, cancellation at least 30 days before check-in receives a 50% refund of the nightly total. Cancellations within 30 days, no-shows, late arrival, early departure and reductions in nights or guests are non-refundable. The cleaning fee is refunded for cancellations before check-in day. Refunds are processed to the original card within ten business days. No refund or compensation is due for circumstances beyond the operator's reasonable control, including weather, hurricanes, sargassum, utility or internet interruptions, neighborhood construction and governmental actions.
