House rules

The primary renter must be at least 30 years old. Maximum occupancy is 12, with no additional guests permitted. Smoking is not allowed. Events are prohibited. Any proposed events, commercial activities, other non-traditional uses or rotating groups during a stay require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $175.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. In lieu of a security deposit, the property includes up to $25,000 of damage protection, with coverage details in the booking agreement. Pet approval or special uses may involve separate deposits. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Unless otherwise stated, payments are non-refundable. Reopening cancelled dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If dates are not rebooked, guests may use the original reservation if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire.

Getting there

Guests have access to nearby Peconic Bay beach and harbors. The home is not handicap accessible. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
