# Peconic Hills Southampton, NY, United States (general area) ## About the house Peconic Hills is a renovated home of approximately 2,800 square feet on over an acre. Multiple living spaces have high ceilings and skylights. The renovated kitchen has a large island; the home also has renovated bathrooms, a gas-burning fireplace, heating, cable television and a stereo system. All five bedrooms and four full bathrooms are on the main floor. Three king bedrooms have ensuite bathrooms; a fourth bedroom has a king and a twin bed, and the fifth has a queen and three twin beds. The first bedroom also has a television and closet. One bathroom has a shower and tub, and the other three have showers. Outdoor facilities include a bluestone patio, outdoor kitchen and grill, patio furniture with a table, chairs and umbrella, four lounge chairs, an outdoor shower, a private tennis court, a private heated outdoor pool and a sunken hot tub. The yard is fenced. Guests have access to nearby Peconic Bay beach and harbors. The kitchen includes a refrigerator, stove, oven, dishwasher, microwave, toaster, blender, cookware, dishes and silverware. Bed linens, bath towels, pool/beach towels, a hair dryer, iron and ironing board, washer and dryer are provided. The home has a private entrance, smoke and carbon monoxide detectors, and hot water. Children are welcome; no crib is provided. The homeowner manages property preparation, arrival coordination, on-the-ground operations and guest communication after booking. The home is not handicap accessible. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May. The primary renter must be at least 30 years old. Maximum occupancy is 12, with no additional guests permitted. Smoking is not allowed. Events are prohibited. Any proposed events, commercial activities, other non-traditional uses or rotating groups during a stay require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $175.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. In lieu of a security deposit, the property includes up to $25,000 of damage protection, with coverage details in the booking agreement. Pet approval or special uses may involve separate deposits. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Unless otherwise stated, payments are non-refundable. Reopening cancelled dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If dates are not rebooked, guests may use the original reservation if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival.
