House rules

The primary renter must be at least 35 years old. Maximum occupancy is 10; no additional guests are permitted. Pets and smoking are prohibited. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement booking is paid in full. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to booking-agreement coverage details. The owner may need to show the property to prospective renters or buyers; advance notice and reasonable daytime scheduling will be sought.

Getting there

North Sea Beach is a short drive away. Southampton Village and Sag Harbor village are each 10 minutes away. The property is not handicap accessible. Outdoor furniture and equipment availability must be confirmed for stays outside Memorial Day to Labor Day; spring cleaning and updates typically occur in late April or early May.
