# Peconic Hills Modern Southampton, NY, United States (general area) ## About the house The approximately 4,400-square-foot home has an open floor plan, multiple sitting and dining areas, a living room with a gas-burning fireplace, and a finished lower-level media area. The island kitchen includes a coffee maker, stove, oven, refrigerator, wine fridge, ice maker, dishwasher and microwave. A dedicated workspace, complimentary Wi-Fi, central air conditioning, heating, washer and dryer are available. Bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. Five bedrooms span three floors: three king bedrooms and two queen bedrooms. All have air conditioning, streaming TV and full ensuite bathrooms; Bedroom 3 has a Jack-and-Jill ensuite. The primary bedroom also has cable TV. Bedroom 5 has a walk-in closet; the other bedrooms have standard closets. A main-floor powder room supplements the five full bathrooms, one of which has a shower/tub combination. The primary renter must be at least 35 years old. Maximum occupancy is 10; no additional guests are permitted. Pets and smoking are prohibited. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement booking is paid in full. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to booking-agreement coverage details.
