# Peconic Hills Hideaway Southampton, NY, United States (general area) ## About the house The approximately 2,200-square-foot home stands on a quiet street on a private acre. Its open-plan living, dining and modern kitchen areas connect to the back deck through sliding glass doors. The living room has a fireplace, and a separate den has a large-screen TV. The kitchen includes updated appliances, a wine fridge and a large island. Bowflex adjustable weights are available. Outside, a wooden sundeck surrounds the private heated pool, with chaise loungers, an outdoor sofa and outdoor dining space. There is a gas barbecue, a pizza oven and a hot-and-cold outdoor shower. The yard is fenced, but the pool is not fenced. Parking is available. Two adult bicycles and a Woom children's bicycle are provided. All four bedrooms are on the main floor and have air conditioning. The primary bedroom has a king bed, streaming TV, a walk-in closet, deck/backyard access and a full ensuite bathroom with a tub and shower. Bedroom 2 has a queen bed and a standard closet. The other two guest bedrooms have standard closets, and the fourth bedroom has deck access. The three guest bedrooms share two hall bathrooms, one with a shower and one with a tub/shower combination. Bed linens, bath towels, pool/beach towels and a hair dryer are provided, along with a washer and dryer, heating and hot water. The beach is 0.7 miles away, about a 14-minute walk. Sag Harbor, Southampton and Bridgehampton are each a 15-minute drive away. Coopers Beach and Flying Point Beach are a quick drive away. Events, commercial activities, rotating groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Pets require owner approval; a dog approval fee of $150 per dog per booking applies, and additional fees and/or a security deposit may be required. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $95.00 per night. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional cleanings are at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If the property is not rebooked, guests may use their original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above that amount must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
