# Peconic Bay Perfection Southampton, NY, United States (general area) ## About the house This traditional-style home with modern features has floor-to-ceiling windows, white oak bedroom floors, an operational gas fireplace and bathrooms with heated floors. Three bedrooms are upstairs: two have queen beds and one has two twin beds. The upstairs primary bedroom has a full ensuite bathroom and TV. A fourth bedroom on the main floor has a queen bed and TV. Four full bathrooms with showers are distributed across the second floor, main floor and lower level. The kitchen has an island, white marble countertops, a stove, oven, refrigerator, wine fridge, dishwasher, microwave, Keurig coffee maker, toaster, blender, cookware and tableware. A large wooden dining table sits near the kitchen. A furnished home office provides a separate workspace, and Wi-Fi, central air conditioning, heating, a washer and dryer are available. Outside are a private heated saltwater pool, four lounge chairs, a patio with a table, chairs and umbrella, a gas grill, a front lawn and a fenced backyard. Four beach chairs and pool/beach towels are provided. There is garage space and driveway parking for two cars. Towd Point and Southampton beaches are nearby. The primary renter must be at least 30 years old. No additional persons beyond the maximum occupancy of seven are permitted. Pets, smoking and events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may retain their original stay if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement's coverage terms.
