House rules

The primary renter must be at least 28 years old. Pets and smoking are prohibited. Additional guests require express approval; a fee of $250 per person per night may be required. Events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $165.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included. Additional cleanings are available at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, the owner may elect to reopen the dates. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is fully paid. If no replacement reservation is made, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger balance payments must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

West Landing Beach is 0.2 miles away, a five-minute walk. King Kullen is two miles away, a five-minute drive. Southampton and Westhampton Beach are each a 20-minute drive away. The home is not handicap accessible. Outside Memorial Day to Labor Day, confirm availability of outdoor furniture and equipment before booking.
