A dedicated work-from-home space overlooks the vineyard. Wi-Fi, heating, a washer and dryer, and a smart television in the main living room are available. All three bedrooms are on the second floor. The primary bedroom has a king bed, air conditioning, a closet and a full ensuite bathroom with a shower. The other two bedrooms each have a queen bed, air conditioning and a closet, and share a full bathroom with a shower. A half bathroom is on the first/main floor. Bed linens are provided. An uncovered patio has a large outdoor dining table, chairs and multiple sitting areas overlooking the vineyard. There is a spacious yard, free parking, a garage and a private entrance. The property has direct access to Paumanok Vineyard and its tasting room. Jamesport is a short drive away, with wineries, breweries and farm stands nearby. Outdoor furniture and equipment may be unavailable outside Memorial Day to Labor Day; confirm before booking. Maximum occupancy is six guests. The primary renter must be at least 25 years old. Pets and smoking are prohibited. Events of any size, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $20.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included. Additional cleanings may be requested at the guest's expense. Payments are non-refundable unless otherwise stated. After cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after full payment for the replacement reservation is collected. If the property is not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers; advance notice and reasonable daytime scheduling will be sought.
