# Palmer Vineyards Farmhouse Riverhead, NY, United States (general area) ## About the house The farmhouse has vineyard views, an open floor plan, multiple sitting and dining areas, and large windows providing natural light. A large deck has outdoor dining and overlooks the vineyard; the surrounding yard provides space for outdoor activities. The main-level living room, dining area and kitchen are connected. The kitchen includes a refrigerator, oven, stove, dishwasher, microwave, coffee maker, toaster, blender, cookware, dishes and silverware. Other facilities include central air conditioning, heating, hot water, a washer and dryer, an iron and ironing board, a smart TV, Wi-Fi and a dedicated workspace with vineyard views. Bed linens, bath towels and basic toiletries are provided. Two bedrooms are on the first/main floor and two are upstairs. Each bedroom has air conditioning and a full ensuite bathroom with a shower. The primary bedroom has a king bed; Bedrooms 2 and 4 each have a queen bed. There is also a main-floor half bathroom. Three bedrooms have standard closets, and Bedroom 3 has a walk-in closet. The home has a private entrance and free on-property parking. Guests have access to the surrounding vines and the on-site tasting room. Jamesport is a short drive away, with wineries, breweries and farm stands. The homeowner manages on-the-ground operations and guest communication after booking confirmation through the Elite program. Maximum occupancy is eight guests. The primary renter must be at least 25 years old. Pets and smoking are prohibited. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Events of any size, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after full payment for the replacement reservation is collected. If not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime showings.
