The primary renter must be at least 28 years old. No additional persons beyond the maximum occupancy are permitted. Pets, smoking and events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $185.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. A refundable cash security deposit of 10% is required, governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Unless otherwise stated, payments are non-refundable. If a canceled stay is reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates if payments are current and Marquis is notified in writing at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire.
