House rules

The primary renter must be at least 25. Maximum occupancy is eight, with no additional guests permitted. Smoking is not allowed. One hypoallergenic, non-shedding dog of 20 lbs or less is permitted; other dogs, multiple dogs and other pets require express approval. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive utility use, defined as utility costs over $120.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Payments are generally non-refundable. If the owner elects to reopen canceled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after the new reservation is paid in full. If it is not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

A private lifeguarded beach on Gardiners Bay is half a mile from the house, with a pass provided. East Hampton town is a short drive away. Parking is limited to six cars in the driveway. Inquire about outdoor furniture and equipment availability for stays outside Memorial Day to Labor Day; spring cleaning and updates typically occur in late April or early May.
