# Orchard Contemporary East Hampton, NY, United States (general area) ## About the house The approximately 1,850-square-foot home has vaulted ceilings and open-plan common areas that connect to a large kitchen and a spacious furnished deck with an attached pool. The backyard and pool are fenced. Outdoor facilities include an outdoor shower, six beach chairs, eight lounge chairs, a patio table, chairs and umbrella, and gas and charcoal grilling facilities. Each of the four bedrooms has one queen bed, air conditioning and a closet. Bedroom 1 is on the main floor; Bedrooms 2, 3 and 4 are upstairs. Bedroom 2 has a TV. The main-floor full bathroom has a shower, and the upstairs full bathroom has a shower and tub. The kitchen includes a refrigerator, stove, oven, microwave, dishwasher, ice maker, coffee-making equipment, toaster, blender, cookware, dishes and silverware. Other facilities include central air conditioning, heating, a usable wood-burning fireplace, Wi-Fi, a laptop-friendly workspace, a washer and dryer, cable TV and a living-room television. Bed linens, bath and pool/beach towels, a hair dryer and ironing equipment are provided. There is a private entrance, hot water, smoke and carbon monoxide detectors. A pass provides access to a private lifeguarded beach on Gardiners Bay, half a mile from the house. Gardiners Bay community beach and marina access is available. Inquire about outdoor furniture and equipment availability for stays outside Memorial Day to Labor Day; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 25. Maximum occupancy is eight, with no additional guests permitted. Smoking is not allowed. One hypoallergenic, non-shedding dog of 20 lbs or less is permitted; other dogs, multiple dogs and other pets require express approval. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive utility use, defined as utility costs over $120.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Payments are generally non-refundable. If the owner elects to reopen canceled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total original reservation amount is issued after the new reservation is paid in full. If it is not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
